Jeff and Veronica Shireman most recently developed a $23M medical office building in Purdue’s Research Park in New Albany, Indiana.
The project was challenging from the start to navigate the complex requirements and desires of Purdue University staff, Optum – a fortune 500 tenant, and the local donors of the park ground.
This building was originally designed as a 31,888 sf Class A office space. This is the first-Class A office developed in Floyd County in decades. Then well into construction Optum saw major interest and sign-ups from the local medical community and more land was acquired and the project was expanded at their request to 48,232 sf. Despite the last-minute change, Shireman was able to pull together the team to re-design, refinance the project, meet all the key deadlines, and finish under budget while simultaneously keeping the stakeholders satisfied.
Today the facility houses general practice and research facility rooms with 18 providers, and 50+ employees. Services include urgent care, general practitioners, pediatrics, cancer care, orthopedics, spine care, respiratory therapy and nephrology.
